Commercial Water Softeners: A Buyer's Guide
A commercial water softener is a salt-based ion-exchange system for a business, sized by peak flow in gpm first and daily grains second. Sites that need soft water around the clock should buy twin-alternating or multi-tank units.

Quick answer
- Size by peak flow (gpm) first, then gallons per day times hardness.
- Single tank suits sites that close overnight; regenerate after hours.
- Twin-alternating or multi-tank systems keep soft water flowing 24/7.
- Our first pick is the SoftPro Pro Series; second, Pentair Fleck commercial from QWT.
- Budget a few thousand dollars for small units, $10,000 to $30,000+ for large ones.
How commercial softening works
A commercial softener does the same job as a home unit, only bigger and busier. Hard water carries calcium and magnesium, measured in grains per gallon (gpg); 1 gpg equals 17.1 mg/L. Water passes through a tank of resin beads that trade those hardness minerals for sodium (or potassium). When the resin is loaded, the control valve runs a regeneration: it draws brine from the salt tank, rinses it through the resin, then flushes the hardness to drain. Our plain-English walkthrough of how a water softener works covers each cycle.
What changes at commercial scale is the stakes. Scale in a dishwasher booster heater, a steam boiler, an ice machine or an espresso boiler costs real money in service calls and downtime. Common applications include:
- Commercial dishwashers and glasswashers (fewer spots, less scale on heating elements)
- Ice machines and coffee or espresso equipment (follow the equipment maker's water spec)
- Boiler feed and cooling-tower make-up water
- On-premise and coin laundries
- Car-wash pre-treatment, usually ahead of reverse osmosis (RO) for a spot-free rinse
Metered (demand) valves regenerate by gallons used, which is what you want when daily use swings with business volume. A timer valve regenerates by the calendar whether you needed it or not.
Sizing
Get flow right before capacity. The valve and tanks must pass your peak gallons per minute without a big pressure drop, or staff will notice weak pressure at the worst moment. Then work out daily grains: gallons per day of water you will soften, multiplied by hardness in gpg. If you have clear-water (ferrous) iron, add about 4 to 5 gpg of compensated hardness per 1 ppm of iron, and about 2 per ppm of manganese. Last, look at hours of operation.
| Configuration | Soft water during regeneration? | Typical fit | SoftPro Pro Series (Oct 2026) | Pentair Fleck from QWT (Oct 2026) |
|---|---|---|---|---|
| Single tank | No (bypass or hard water while it regenerates) | Cafés, offices, shops that close overnight | From $2,179 (81k to 135k grains) | 2900S NXT2 single from $5,355 (150k to 600k grains) |
| Twin-alternating / duplex | Yes, one tank serves while the other regenerates | Hotels, care homes, 24-hour kitchens | Duplex from $5,299 (81k to 189k grains) | 9100 SXT twin from $1,448; 9500 SXT twin from $5,779 |
| Multi-tank (triplex, quadraplex) | Yes, and tanks come online as flow rises | Car washes, laundries, plants with big flow swings | Triplex from $7,749; Quadraplex from $10,189 | 3900 NXT2 duplex from $17,100 (450k to 1.2 million grains) |
A good target is a regeneration every few days per tank at an efficient salt setting, with headroom, because rated capacity assumes maximum salt. Our step-by-step commercial sizing guide works through a café, a 60-room hotel and a car wash with the arithmetic shown.
Costs
Expect to spend a few thousand dollars on a small single tank and $10,000 to $30,000 or more on a large twin or multi-tank setup, with installation on top. As of October 2026, the SoftPro Pro Series starts at $2,179 for a single tank, and the QWT Pentair Fleck line starts at $1,448 for a small 9100 SXT twin. After that, the bills are mostly salt, at typically $5 to $10 a bag, plus the water each regeneration sends to drain. Our commercial cost breakdown puts numbers on buying, installing and running each size.
Recommended systems
Our recommended commercial systems
1. SoftPro Pro Series Commercial
Single, duplex, triplex and quadraplex tanks up to 270,000 grains, from $2,179 as of October 2026. SoftPro describes "Progressive Flow Design" that brings extra tanks online during high demand, and metering that can detect flows under 1 gpm. Per-model flow rates and warranty are not published, so confirm both before ordering. Full details in our SoftPro Pro Series review.
2. Pentair Fleck Commercial (Quality Water Treatment)
Four Fleck valve families, from a 3/4-inch 9100 SXT twin to 3-inch 3900 NXT2 duplex systems up to 1,200,000 grains, from $1,448 as of October 2026. QWT lists continuous service flows of 40 gpm (9500 SXT) up to 250 gpm (3900 NXT2), with 8% cross-linked resin. See our Pentair Fleck commercial review.
3. US Water Systems commercial line
A publicly priced range, including a Fleck 2900 2-inch single tank from 120,000 to 600,000 grains at $4,680 to $11,220 as of October 2026, which the maker lists with a 5-year warranty on valve, electronics and tanks.
4. Culligan commercial (dealer)
A broad dealer-sold range from the HE 1.5 Twin, which Culligan says gives soft water 24 hours a day, to skidded Hi-Flo systems. Pricing is by quote through a local dealer.
How these four stack up for specific businesses is in our best commercial water softeners ranking. To order the first pick, the SoftPro Pro Series Commercial (a store we own) is sold direct by SoftPro, and the Pentair Fleck Commercial system (a store we own) is sold by Quality Water Treatment. Both stores offer free WISDOM commercial sizing and say their teams check each commercial order.
Installation and upkeep
Plan the plumbing before the delivery truck arrives:
- Bypass: a full bypass lets you keep serving water during service.
- Drain: the drain must take the backwash flow. QWT lists backwash rates of 8.5 gpm (9100 SXT), 16 gpm (9500 SXT) and 100 gpm (3900 NXT2), so a floor drain sized for a mop sink may not cut it.
- Power: the SoftPro HE Excel controller runs on 120V, 60 Hz with battery-backup metering for up to 9 hours.
- Pressure and temperature: QWT lists the SoftPro Pro Series at 20 to 100 psi and 39 to 100 F, so it belongs on the cold feed ahead of water heaters and boilers.
- City water: chlorine and chloramine shorten resin life; a carbon pre-filter protects it.
- Iron and sulfur: neither commercial line publishes iron limits, so treat red water or rotten-egg odor with a dedicated filter first.
SoftPro states that technicians familiar with common residential products can install and service its commercial systems. Day to day, keep the brine tank stocked with clean pellets or solar crystals, check for salt bridges, and test softened water for hardness on a schedule. Control valves are serviceable, and resin wears out sooner on chlorinated supplies; our resin replacement guide explains the signs.
Common questions
What size commercial water softener does a business need?
Start with peak flow in gpm, then multiply gallons softened per day by hardness in gpg to get daily grains. Pick a system whose usable capacity covers several days per tank at an efficient salt setting, and whose valve passes your peak flow without a big pressure drop.
Is a single-tank commercial softener enough?
It can be, if the business closes overnight and the softener regenerates while nobody is using water. A hotel, care home or 24-hour kitchen should use a twin-alternating or multi-tank system so a soft tank is always in service.
Can a commercial softener feed a boiler or cooling tower?
Yes, softened make-up water is a common use for both. Check the softener's temperature limit; the SoftPro Pro Series is listed at 39 to 100 F, so it treats cold water before it is heated.
Do commercial softeners remove iron?
They can handle small amounts of dissolved ferrous iron, which you count as extra hardness when sizing. Neither the SoftPro nor the Fleck commercial listing publishes iron limits, so red (ferric) iron, iron bacteria or a sulfur smell call for a separate filter upstream.
What warranty comes with a commercial softener?
It depends on the seller. Warranty terms are not published on the SoftPro Pro Series or QWT Pentair Fleck commercial pages, so ask before you order. US Water Systems lists a 5-year warranty on valve, electronics and tanks for its Fleck 2900 single tank.
